The Margarita House 349RS

Royal Sands is a wonderful beachfront community on Mustang Island. It offers a boardwalk to the beach, two pools and numerous birding ponds. The Margarita house has three bedrooms and two baths upstairs. The master has a king size bed, the second bedroom a queen and the third a set of bunkbeds, full on the bottom and twin on the top. There are three tv's upstairs. There is a separate guest quarters downstairs. The bedroom has a queen size bed and the livingroom and bath are good sized.The livingroom has a full size bed and a queen size sleeper sofa. There is an oversized garage and a washer and dryer. The living room and kitchen are very spacious. They open up to a deck that wraps all the way around the house. This house is pet friendly and smoking is permitted outside only.   All in all, we were extremely happy with our choice of this home for our annual family get-a-way, however the pictures are slightly miss-leading as to the access of the two bottom bedrooms, to the main living area. We had thought that there was an indoor stairway, but the outside stairs pictured was the only way up to the main living area. It detracted from the “togetherness” of the family trip.
  As to the location, cleanliness and upkeep of the home, it was wonderful, but We will be looking for another house for the next years get-together.
  I would also recommend this home to a group of younger adults rather than ones with young children, as the outside stairs are very steep.”

  Overall the property was wonderful! If the ground floor rooms were connected to the interior of the upstairs other than going outside it would have worked out better for our younger kids but we made it work. The porch upstairs was a great location to watch the sunrise and being right next to the community pool was a plus for sure!

  We had stayed here years ago and were pleasantly suprised by the recent renovations. Location is great and house was very clean. Downstairs suit needs to be treated for bugs and the bed with rails needs box springs so it is easier to get out of.

  We had a wonderful time at Port A. The house was beautiful. I loved the fact that it was all open. We all brought food for meals. Everyone enjoyed the time they spent talking and eating together. It really helped that everything was there for us to use. All we had to do was bring the food. There was room for all of us. The kids loved that the pool was just next door. The beach was walking distance. Everyone took advantage of both. The only thing I did not like was the separate bedroom downstairs. The only time my son and his family were there was when they were sleeping. It would have been nice to have everyone on one floor. We are going to make it a family tradition each year. Great memories were created here. Look for us next year.

  We had an excellent stay at the Margarita House. It was clean, spacious and beautiful inside. When we arrived there was no electricity to the master bedroom. and the dryer didn't work. Maintainance came right away and fixed the electric issue but dryer never worked. There was a gas grill but no propane in it. I will say the management team was very accommodating and friendly. They took care of the issues and offered solutions for the inconvenience. We were pleased with their handling of these issues.Really enjoyed the home despite the few inconveniences. We plan on renting with you again!

  GREAT place to stay! Easy to book online, friendly staff upon check in, and the house was perfect. About half a mile from the beach and located in a very nice up scale community. The house was loaded with kitchen amenities so we were able to cook and barbecue anything. However we did bring our own pit; the pit there is not any good. Very clean and looks even nicer in person. Some of the beds were uncomfortable; springs could be felt in some mattresses. The pool was right behind the house and easy to get to. Perfect for 14 people to comfortably stay at!

  First stay in the Royal Sands community and the Margarita House was ideal! The community is quiet, pleasant and convenient to town with shopping, restaurants, etc., as well as close to beach access. The house was comfortable, clean and very well equipped, and well designed for guests and entertaining. Check-in and check-out with Port A Escapes was a no hazzle breeze. The staff immediately jumped on and fixed a WiFi glitch (which is not their responsibility). I've used Port A escapes for most of my nine winter rentals and they're the best property management company on the island. Will definitely consider the Margarita House for a repeat visit.

  Very nice property. Property was clean and well maintained, but did have difficulty with the plumbing. 3 out of 4 toilets needed plunging almost every time we used them. The grill outside was very old and only had half a grill to cook on. 0verall we had a great time and would use property again.

  Overall, we loved having a house to share with friends. The secluded downstairs was nice as we had lots of small children and noise. The space was more than adequate and very nice.
  We would like to see more basics provided- almost ran out of paper goods and didn't have foil or lids to Tupperware. We cooked a lot bc with small children, restaurants aren't that fun yet. Also, we paid a high cleaning fee but still had to do dishes and trash. It would be nice to have a check out time of 12 or 1 to make that easier.
  We would rent the home again and loved having the beach so close by. The view and neighborhood are quiet and lovely. The house was very clean upon arrival as well.

  Overall, we were happy and would recommend this property. There were only a few items that needed attention: missing knobs on cabinets; grimy around cabinet knobs; garbage disposal did not work properly; backing up sink; downstairs apartment not as clean as main house.
  
  Our one main recommendation was to have a bigger coach or another chair in the living area.
  
  Loved the location by the pool. We will stay again if we get the chance and would recommend this property to a friend!

  We liked the house quite a bit. Great open main area, and excellent deck space.
  
  The refrigerator was not working very well, and the TV was hit or miss. It didn't work at all initially than a 'tech' came out and rigged us with basic cable. So that was a bit disappointing.
  
  Other than that great stay, great house, would rent again if they fixed the aforementioned issues.

  Our stay at the Margarita House was good except the TV in all of the rooms did not work. We called the rental office and they could not help us. We called Direct TV and they told us that it was not hooked up. Guess the owners of the house did not pay their bill. The reason I was upset with the TV not working is because we planned to watch the Texas Longhorns play football on Saturday night. Of course, we could not watch the game. Also, we would have liked to be a little closer to the beach.

  A yearly celebration with family. This year we welcomed 2 new beach babies to our family vacation, 11 month old Ryan and 2 month old Mattie. Loren and Lindsey loved the pool and playing on the beach. One of the highlights of our stay at Margarita House was celebrating Grandpa Charlie's birthday on the wrap around deck with a shrimp boil. We love the houses at Royal Sands and look forward to next year's adventure.

  We were disappointed to find a roach in the closet. The toilet was loose in the shared bathroom upstairs. The couch had an odor-smelled like a wet animal smell. The carpets were not clean. Love the neighborhood and location. Will come, but maybe not that house, unless upkeep is better. When we checked in, our daughter arrived first and they would not give her the keys, even though Patrick said they would we called ahead.

  Most outside lights were burned out, bad ant problem in kitchen, AC first night quit working, alot of knobs in kitchen missing, could have used a blender. Alot of stickers (grass burs) outside- brought inside if you did not remove shoes.
  But overall nice stay, close to pool, boardwalk not too far away, plenty of parking, quiet neighbors, and quick nice repair people fixed AC, lights and sprayed for ants within hours ( all repair people very polite and friendly)
  The whole family enjoyed the stay and would stay again.

  We had a great time at Margarita House. The house was conveniently located with the Community Pool right behind the was a bit of a walk to the beach but we usually drive anyway so we can bring all of our stuff. The kitchen was pretty well appointed but there were a few things missing (Wine Opener, More Silverware, etc.) They could also have more toilet paper, towels, etc for a property that sleeps 16 people. All in all it was a great experience and I would recommend the property...

  Our stay include 14 young adults 25-32 years old participating in beach to bay relay in corpus christi. The location was perfect since we wanted to run but also have a good time at the beach. We found the property to be the perfect fit. The house was spacious and equipped with all cooking utensils and lenins needed. Also, while the separate downstairs might seem inconvenient for families, for our group it worked out perfectly since we had both couples and singles. Beach access was great. The process was simple, I booked online and received immediate confirmation. Checkin/out instructions were thorough and made it easy to manage a large group! We will see y'all next year!

  Overall, the property was competitively priced, clean, and in good condition. However the foosball table in the garage was in bad shape, air hockey table was worse (useless), both should be either fixed or removed. There were many pieces of broken furniture (sea air rust), and rotted grill cluttering the garage. The staff was friendly and responsive however fixing the dryer in a couple of days. There was no TV reception and no internet but we were on vacation so it wasn't missed however only the lack of internet was disclosed. We will be back as it worked well for our large family and the rest of the house was in very good condition.

  the location was great - a short walk to the beach with toddlers and babies in tow. we only set up out tent one day and just took snacks out the other times. went back to house for lunch and naps and then back to the beach in the afternoon. bring a baby
  monitor if putting kids to sleep in downstairs rooms - they are completely seperated from the hosue. cable was out the whole time but not the fault of rental company. royal sands neighborhood great for families.

  The only thing that was a surprise was how long a walk it was to the beach. Since we had children it was a tough, hot walk. The beach house itself was just great and we would use it again but maybe request one closer to the walkway.

  Very clean, and really good size for the full 15 capacity. Walk to the beach was not that bad, about 5 minutes. Kitchen was fully stocked. The only issue was the door to the balcony wouldn't close unless you bolt lock it, but im sure management will fix it. Overall great stay with no issues.

  There were a total of 8 adults and 8 small children and we had plenty of room! The house is a walk from the family pool and the beach, so I would recommend strollers. However, the adult pool was right next to the house. I liked the little neighborhood but missed the view of the beach. We go every summer and this was the first time we have stayed in a beach house, we normally stay in the condos.

  We stayed here for the weekend and had a great time in this house. The only thing we really weren't aware of was that one of the bedroom/bathrooms was completely separate from the rest of the house. This could be a good thing for some, but our guests that stayed there felt isolated from the rest of the family. The kitchen was sparsely supplied with cooking utensils, but that was okay for just two days. Otherwise, it was clean and roomy with plenty of seating for everyone.

  We had a wonderful time this past New Year's at the Margaritaville home. There were three families with small children and the accommodations were more than we could have asked for. Huge Deck, great neighborhood. Air hockey does not work. Sweet Lamps, nice kitchen space, lots of plates and utensils. No opportunity to make margaritas, but those margarita glasses in the cupboards sure were enticing. Next time.
